Nakon što je godinama bilo zanimljivim dijelom tržišta nekretnina, atraktivno građevinsko zemljište od 72.927 četvornih metara u Kaštel Sućurcu konačno je dobilo novog vlasnika koji ima planove iskoristiti njegove blagodati za svoj projekt.

- Kupac zemljišta, splitski poduzetnik Jozo Parčina, namjerava u suradnji s partnerom, na površini od oko 40 tisuća kvadrata, izgraditi poslovno-trgovački objekt, a drugi dio zemljišta ponuditi na tržištu po cijeni od 210 eura po metru četvornom – kaže nam Marko Jurić iz solinskih "Domo nekretnina", dodajući da će se parcele površine 10 tisuća do 30 tisuća kvadrata u prodaji naći onog trenutka kad budu infrastrukturno opremljene.

Na naše pitanje o evidentnoj blizini moguće konkurentnog prodajnog centra kompanije "Metro", Jurić odgovara da bez obzira na blizinu trgovački objekti neće biti međusobno konkurentni, no u fazi planiranja projekta nije želio reći o kome se radi.

Smješteno pedesetak metara "ispod" Jadranske magistrale, zemljište je s južne strane omeđeno željezničkom prugom Split - Knin - Zagreb, dok mu je orjentir za granicu na zapada transportna traka "Cemexove" cementare. S istočne je strane najvidljiviji orijentir trgovački centar "Metro".

"Metro" je, međutim, odrednica za još jedan projekt koji će, prema riječima Jurića, dati dodatnu vrijednost lokaciji. Radi se dakako o kaštelanskom mostu prema Splitu do kojega će se graditi pristupna cesta, a polazište će joj biti upravo s istočne strane "Metroa".

Prema riječima našeg sugovornika, prometnica u dužini od 400 metara koju će graditi investitor na potezu od semafora uz prugu do spominjane transportne trake tvornice cementa "Sveti Juraj", stvara preduvjete za iskoristivost zemljišta, kako s istočne tako i sa zapadne strane. Projekt za ovu prometnicu u fazi je pripreme dokumentacije za podnošenje zahtjeva za lokacijsku dozvolu.

Iskoristivost parcele već je osigurana i odredbama kaštelanskoga GUP-a, po kojima se nalazi u zoni pretežito poslovne "K" namjene koja uistinu omogućava gradnju u kojoj svoj interes mogu naći poduzetnici iz različitih djelatnosti.

Tu se, dakle, mogu graditi poslovni prostori poput trgovačkih, gradske robne kuće i trgovački centri, poslovni uredski, uslužni i slični sadržaji. Nadalje, mogu se graditi ugostiteljske i građevine za zabavu, javne garaže, sportske površine, građevine javne i društvene namjene.

Vrijednost zemljišta u Kaštel Sućurcu, podsjetimo, prepoznata je i ranije, početkom novog milenija kad su investitori otkupljivali i okrupnjavali desetke mahom privatnih parcela, ali je njihove projekte koji su trebali uslijediti zaustavila ekonomska kriza iz 2008. godine.

Posljedice su, među ostalim, rezultirale ponudom na prodaju sada već okrupnjene parcele, što se, prema ocjeni sudionika lokalnog tržišta nekretnina, pokazalo problemom. Zbog toga godinama nije bilo pomaka, sve do ovog ljeta kad ju je Jozo Parčina kupio od ljubljanske tvrtke "Pro-Rem" u likvidaciji.

- Kupac zemljišta, splitski poduzetnik Jozo Parčina, namjerava u suradnji s partnerom, na površini od oko 40 tisuća kvadrata, izgraditi poslovno-trgovački objekt, a drugi dio zemljišta ponuditi na tržištu po cijeni od 210 eura po metru četvornom – kaže nam Marko Jurić iz solinskih "Domo nekretnina", dodajući da će se parcele površine 10 tisuća do 30 tisuća kvadrata u prodaji naći onog trenutka kad budu infrastrukturno opremljene.

Na naše pitanje o evidentnoj blizini moguće konkurentnog prodajnog centra kompanije "Metro", Jurić odgovara da bez obzira na blizinu trgovački objekti neće biti međusobno konkurentni, no u fazi planiranja projekta nije želio reći o kome se radi.

Smješteno pedesetak metara "ispod" Jadranske magistrale, zemljište je s južne strane omeđeno željezničkom prugom Split - Knin - Zagreb, dok mu je orjentir za granicu na zapada transportna traka "Cemexove" cementare. S istočne je strane najvidljiviji orijentir trgovački centar "Metro".

"Metro" je, međutim, odrednica za još jedan projekt koji će, prema riječima Jurića, dati dodatnu vrijednost lokaciji. Radi se dakako o kaštelanskom mostu prema Splitu do kojega će se graditi pristupna cesta, a polazište će joj biti upravo s istočne strane "Metroa".

Prema riječima našeg sugovornika, prometnica u dužini od 400 metara koju će graditi investitor na potezu od semafora uz prugu do spominjane transportne trake tvornice cementa "Sveti Juraj", stvara preduvjete za iskoristivost zemljišta, kako s istočne tako i sa zapadne strane. Projekt za ovu prometnicu u fazi je pripreme dokumentacije za podnošenje zahtjeva za lokacijsku dozvolu.

Iskoristivost parcele već je osigurana i odredbama kaštelanskoga GUP-a, po kojima se nalazi u zoni pretežito poslovne "K" namjene koja uistinu omogućava gradnju u kojoj svoj interes mogu naći poduzetnici iz različitih djelatnosti.

Tu se, dakle, mogu graditi poslovni prostori poput trgovačkih, gradske robne kuće i trgovački centri, poslovni uredski, uslužni i slični sadržaji. Nadalje, mogu se graditi ugostiteljske i građevine za zabavu, javne garaže, sportske površine, građevine javne i društvene namjene.

Vrijednost zemljišta u Kaštel Sućurcu, podsjetimo, prepoznata je i ranije, početkom novog milenija kad su investitori otkupljivali i okrupnjavali desetke mahom privatnih parcela, ali je njihove projekte koji su trebali uslijediti zaustavila ekonomska kriza iz 2008. godine.

Posljedice su, među ostalim, rezultirale ponudom na prodaju sada već okrupnjene parcele, što se, prema ocjeni sudionika lokalnog tržišta nekretnina, pokazalo problemom. Zbog toga godinama nije bilo pomaka, sve do ovog ljeta kad ju je Jozo Parčina kupio od ljubljanske tvrtke "Pro-Rem" u likvidaciji.
